5 Things Every First-Time Buyer in Nova Scotia Needs to Know
Buying your first home is exciting — and a little terrifying. I get it. After helping over 100 families navigate the Nova Scotia market, here are the five things I wish every first-time buyer knew before they started.
1. Pre-approval is your superpower
Before you even look at listings, get pre-approved. It tells you exactly what you can afford, shows sellers you're serious, and lets you move fast when you find "the one." Plus, it's free and takes about 20 minutes.
2. The down payment might be less than you think
You don't need 20%. In Canada, first-time buyers can put down as little as 5% on homes under $500,000. There are also first-time buyer incentives and RRSP withdrawal programs that can help.
3. Closing costs are real
Budget 1.5–4% of the purchase price for closing costs: legal fees, land transfer tax, title insurance, home inspection. I'll help you estimate these before you make an offer so there are no surprises.
4. Location matters more than countertops
You can change a kitchen. You can't change a commute. Think about what matters day-to-day — schools, work, amenities — and prioritize that over cosmetic upgrades.
